Justin managed the sale of our property at 1 Forbes Close, Knoxfield. Justin’s involvement commenced around 12 months prior to the sale when he provided invaluable advice around sale timing, rental levels and market demand. The decision was made to wait until the option renewal period lapsed so the tenant could be given notice and we could source an owner occupier. An analysis was provided comparing the investment value subject to the lease compared against the vacant possession value. Justin’s analysis confirmed that we should target the owner occupier market which indicated a significantly higher price could be achieved. Once the tenant was given notice to vacate the sale program commenced, Justin managed the process from start to finish including the appointment of the agent, agent reporting and negotiation of the sale. The result we achieved was well in advance of our expectations and we were really pleased with the outcome. Justin’s professionalism, knowledge and experience was invaluable in unlocking the value. Justin assisted in the acquisition of 1 Taylor Street, Moorabbin in 2016. His knowledge of the market and ability to assess the property risks including the tenancy mix, rental levels and potential upside both from an income and planning perspective was instrumental in us purchasing the property.
Justin has continued his involvement with the building in an asset management capacity. He negotiates the tenant’s renewals, rental reviews and leasing of the vacant space. We have owned the building for just under 12 months and the property is now close to fully leased and the income being generated from the property has increased significantly.
We see the building as being a long term development site and Justin’s knowledge of this market and insight into the future growth prospects provides an invaluable resource in our decision making process.
