UPG has an experienced commercial real estate team that can help with your leasing requirements. UPG act on behalf of clients in sourcing new leased accommodation or assisting with negotiations on their existing leases.

UPG conduct the following functions on behalf of the tenant:

  • Define the requirement based on the tenant’s criteria.
  • Prepare a written summary of the occupancy brief for market circulation.
  • Compile the relevant options and conduct inspections of the best alternatives.
  • Shortlist the alternatives which best meet the functionality and capacity of the brief.
  • Request lease proposalsfrom the lessor(s) which are assessed and a response formulated.
  • Conduct an NPV (Net Present Value) financial feasibility will be prepared comparing various lease structures we request from the lessor to compare a variety of scenarios. This analysis will include allowance for rental review structures, incentives, fit out costs and make good requirements, security deposits and guarantees.
  • Provide recommendations as to the most appropriate option and negotiate the final outcome subject to instructions.
  • Negotiate final terms on Heads of Agreement and follow the transaction through to final lease documentation.

In addition, we act on behalf of tenants in the negotiation of existing lease renewals utilising the samemethodology, achieving the best financial outcome for the tenant.
